OFFICE HOURS: MONDAY- FRIDAY 8:30 A.M – 5:00 P.M

The Columbus County Public Housing Authority’s Mission Statement:

Provide safe, decent and sanitary housing conditions for very low-income families and to manage resources efficiently. The PHA is to promote personal, economic and social upward mobility to provide families the opportunity to make the transition from subsidized to non-subsidized housing. This office only issues Section 8 Vouchers at this time.

The Section 8 Voucher program is a key program in the HUD mainframe. Since the voucher is provided to the “tenant” and not the “unit” this allows tenants on the Section 8 program to find and lease private units, townhouses, apartments, and mobile homes. The participant has the choice to choose which type of housing works for them.

Once a family or individual has been issued a voucher they are responsible for finding their desired unit. Rental units must meet the income requirement for the tenant, be comparable to other rented units in the area, and be able to pass an HQS inspection. HQS inspections will be conducted until 09/30/2024, then the HQS standard will be replaced with NSPIRE protocol. Once the family has passed income requirements, and the unit has passed inspection the PHA will set up subsidy payments that will be paid directly to the landlord. The difference between actual rent, and the PHA’s subsidy payment will be the amount the tenant is responsible for paying to the property owner.

Eligibility for program participation is determined by the HA based on the total gross annual income and the family size.
